Energy Intelligence Portal for Tenants

You may have heard about "smart grid" or "smart metering" technologies in recent months. At Vornado, in addition to the many energy efficiency projects we will be undertaking this fall, we are also rolling out our Energy Intelligence Portal, a new way for every submetered tenant in our portfolio to receive and undertand their energy profile and carbon footprint.

Starting September 1, if you are a submetered tenant, you will be able to log on to www.sdmonline.com with your tenant ID and password and see your near-real time energy usage and profile. The major feature of the portal will be the depth and flexibility of information that will accompany each electricity bill. For the first time, tenants can review their consumption profile on an hourly basis and see how their energy is being consumed. Tenants who have multiple meters in their spaces can review the energy use at each metered area.

By better understanding how and when your company and employees are using energy, you will be able to implement energy efficiency projects such as reducing your lighting load or computer/printer usage, and decrease your costs. This powerful tool will give tenants the ability to identify and quantify wasteful energy practices and implement energy efficiency projects. The site will also offer a benchmarking tool showing tenant energy intensity and usage against other users in the building. Efficiency programs and efforts undertaken by tenants will result in lower energy bills, a lower carbon footprint for the building and lower greenhouse gas emissions.

SUMMER CURTAILMENT PROGRAM

New York City faces extreme demand for electricity during peak times during the day, leading to potential electric power shortages particularly during summer months. A series of very hot, humid days could strain capacity and result in the need to curtail electrical usage. All New Yorkers play an important role in helping to ensure that we continue to have enough power to maintain our businesses and homes. Each summer, Vornado does its part by participating in the New York State Independent System Operator's (ISO) Special Case Resources program to help support the system during electrical power emergencies by curtailing our electrical usage.

During curtailment periods, we decrease the usage of electricity in our buildings by:

1. Turning off perimeter lighting. This is the single most effective peak load emergency conservation measure we can take. And, it has the secondary benefit of reducing the need for air conditioning. Even if some task lighting is required, this is an important step.
2. Turning off lights and systems that are not needed, especially in unused offices and conference rooms.
3. Reducing elevator service in the building by 25%-30%.
4. Increasing the set point on chilled water by a few degrees.
5. Dimming main floor lobby lighting.
6. Shutdown non-critical equipment such as restroom fans and general exhaust fans.

Vornado's current New York curtailment load is the equivalent to shutting down an entire 35-story building. Thank you for being a part of our energy reduction efforts!


GREEN CLEANING BENEFITS TO OCCUPANTS

Building Maintenance Service, LLC (BMS) has implemented a green cleaning program across its entire portfolio. Green cleaning is a holistic approach to provide cleaning that protects the health of our tenants without harming the environment. Green cleaning practices help facilitate building owners become certified as a LEED building. This certification shows that the building's owner and BMS have taken a role as an environmental leader.

Green Cleaning Benefits:

  • Studies have consistently shown that utilizing environmentally friendly cleaning products is healthier for the building occupants, its visitors, and cleaning staff. They report fewer incidents of sensitivity to chemicals, less allergies, experience less skin, eye and respiratory irritation, decreased nausea and headaches when cleaning contractors use green cleaning products.
  • Green cleaning practices contributes to employee productivity and efficiency by producing healthier and happy employees, thus increasing the morale of employees.
  • Using green products contribute to building safety.
  • Environmentally friendly products are less dangerous, spilling or other accidents posses less hazard to maintenance workers, building occupants and visitors.
  • Green practices such as proper use and disposal lessens the risk of fires, spills, and explosions.
  • BMS utilizes CRI certified vacuums which use HEPA filters to remove allergens and promote good indoor air quality.
  • BMS utilizes Green Seal certified products. Green Seal works with manufacturers, industry sectors, purchasing groups and governments at all levels to "green" the production and purchasing chain. They utilize a life-cycle approach, which means Green Seal evaluates a product or service beginning with material extraction, continuing with manufacturing and use, and ending with recycling and disposal. Products only become Green Seal certified after rigorous testing and evaluation.
  • Assist tenants in their pursuit of LEED-CI certification.

RECYCLING OUTREACH:
WE HEARD YOU!

This summer, we held tenant sustainability meetings at each of our buildings in an effort to discuss Vornado's ongoing sustainability initiatives. In response to your questions regarding recycling, we have provided each building management office laminated recycling guidelines for your offices. Please contact your building office for more information or if you have further questions about your building's recycling program.

In addition to outreach with you, we are also visiting each of our building's recycling facilities to ensure that your efforts to recycle are being managed and met at the hauling and sorting facilities and that our recycling programs are improved and effective.

POLICIES

This fall, we will be rolling out sustainability policies across our New York portfolio that reflect Vornado's commitment to a LEED (Leadership in Energy & Environmental Design) green building operations. You will see these changes in your building rules and regulations and will include a sustainable purchasing policy and a construction and demolition policy.

Energy Star is a joint program of the U.S. EPA and the U.S. Department of Energy focused on promoting energy efficiency. For commercial buildings, the Energy Star program scores the energy performance of buildings on a 1-100 scale. Facilities that achieve a score of 75 or higher are eligible for the Energy STAR award, indicating that they are among the top 25% of facilities in the country for energy performance.
